Bridge Partners’ acquisition analysis identifies opportunities where incremental NOI can be achieved through enhancing on-site operations and implementing capital improvements.  The firm’s general acquisition criteria include:

  • Market: Nationwide
  • Property Size: 30 to 1,000 units
  • Investment Hold Period: 3 to 10 years
  • Investment Size: 5 million to 100 million in basis
  • Market Sector: All sectors; primary, secondary and tertiary
  • Financing: Ability to obtain financing or assume existing debt through various
    capital sources: FNMA, FMAC, CMBS, HUD, Bonds, bank, mezz, and life company
  • Building Type: Garden-Style, Low/Mid/High-Rise, Dedicated Student Housing, Mixed Use
  • Property Class: Class A and Class B product; will evaluate Class C product circumstantially
  • Property Type: Multifamily and Hospitality including: market-rate, dedicated student, affordable (HUD, Section 8, LIHTC, mixed), seniors, full/limited-service hospitality, mixed-use developments
  • Investment Type: fee simple, performing/non-performing loans, mezz debt, partnership interests,
    loan assumptions, multi-property portfolios, REO Inventory, all-cash auctions, fractured condominiums
